Cancellations made more than 7 days before arrival date will not be charged and deposits will be refunded. Cancellations made within 7 days of arrival date will be charged the deposit. For cancellations made within 30 hours of arrival time (ie from 10am the previous day) we reserve the right to charge the full room rate for one night, for each room booked. Guests who fail to arrive will be considered as cancellations.
Check-in time is from 4pm. We do not guarantee that rooms will be ready or available before that time. Guests should advise us if they anticipate arrival after 7pm.
Pets are not allowed in the Guest House. Smoking is strictly prohibited in the Guest House or in the immediate vicinity (eg on doorstep or steps). Guests who ignore this condition will be asked to leave, without refund.
Please note that guest house accommodation is above ground floor level and access is via 11 external stone steps. This access is unsuitable for guests with severe mobility problems. Holmhead Cottage and the bunk barn are at ground floor level. The bunk barn has some bed spaces at mezzanine level only accessible via steep ladder-steps other beds are on a small platform approx 100mm above ground level.
The Guest House and Cottage have fire alarm system with smoke detectors in each room and in public areas. Kitchen areas have additional heat detectors. The Bunk Barn has a separate alarm system and an additional Carbon Monoxide detector. Fire drill notices are provided, emergency exits are clearly signed and fire extinguishers available in all public areas. The Guest House also has an emergency lighting system
